This position will have oversight of the financial operation and reporting of all managed Homeowner associations.






+ Oversee the accounts payable, accounts receivable, general ledger and cash reconciliation functions for all managed associations, and assists in the establishment of policies and procedures. Review and approves the monthly account reconciliations. Review and approve the monthly financial statements for all managed associations including individual fund financial statements and the budget to actual comparison. Review and monitor processing of association reimbursed payroll and other related charges and the appropriate allocation of related costs to the managed properties.

+ Oversee association fund balances. Monitor that special assessment and reserve funds are used only for their intended purposes and in accordance with Florida Statute and Administrative Code. Monitor that reserve funding is made in accordance with Florida Statute. Responsible for ensuring that association financials meet GAAP and Florida statutory compliance.

+ Prepare and distribute annual budgets in accordance with Florida Statute for each association. Meets with Association managers as needed with particular attention to large budget variances, uses of special assessment funds and reserve funding issues.

+ Responsible for security and control of cash generated by the associations. Coordinate association cash management, including initiation of new and/or updated bank accounts, at the direction of the association boards of directors. Coordinate bank loans for insurance, capital projects or other special needs.

+ Evaluate, train, motivate and direct Administrative support staff in the NWFL Central HOA Accounting Department by developing expectations, objectives, counseling employees, handle employee evaluations and resolve employee conflicts. Interview and hire new employees, determine training needs and recommend training programs.

+ Process/approve bi-weekly payroll for department to include time adjustments, verification of PTO, confirmation and approval of employee time records.

+ Coordinate data collection for annual audits and record retention. Ensure any proposed adjusting entries are posted and provides notice to owners of completion of annual financial statement in accordance with Florida Statute.

+ Review and co-ordinate maintenance of association management website.

+ Attend HOA board meetings and annual meetings as requested by HOA Managers and/or Executive General Managers. Oversee Admin Assistant attendance at annual HOA meetings. Provide additional support to HOA Managers as needed, address Board members and owner inquiries.

+ Assist in coordination of reserve studies and insurance reviews. Responsible for making sure income taxes are paid in a timely manner. Handles miscellaneous local tax returns and issues.




Education:




+ Bachelor's degree in Accounting strongly preferred



Qualifications:




+ Minimum 4 years of experience in accounting and financial statement preparation.

+ Experience with commercial condominium and homeowner associations in State of Florida and working knowledge and application of _Fla. Stat. 718_ and Florida Administrative Code (condominium law) preferred.

+ Minimum 2 years accounting supervisory experience preferred.

+ CPA and CAM licensure preferred
